Closing Time: What to Expect From Offer to Closing

Closing the sale of your home doesn't have to be a complicated process. In fact, we made it easier by providing the information you need.

Presentation of the Offer

The negotiations process begins once an offer has been presented, but until it has been accepted and agreed to by both parties, it remains in the negotiations stage unless one rejects the offer or counteroffer outright. Here are some things to keep in mind about the closing process:

• You must comply with all requests of the buyer's lender and/or appraiser in a timely manner.

• A buyer typically accompanies a home inspector to the inspection. Allow approximately two to three hours for the inspection. It is never a good idea to forego a home inspection, even on a newer home.

• We will coordinate all activities and update all parties on the process.

• If repairs are called for, we will negotiate repairs with the seller's agent and make sure repairs are completed by requesting receipts for work done.

• On the day of, or the day before you will walk-through the property to make sure it is in the same condition as it was the day you entered into your contract. Of course, we'll schedule this for you and be present to make any notations.

We will handle the details and coordinate the process so you can relax and enjoy the experience.

For sellers, we've also included a handy worksheet "What You'll Net at Closing" to help you determine what you'll get after closing on your home.
